Does the Land Development Code Eliminate Single Family Housing?

YES.

The LDC eliminates single family neighborhoods, authorizing up to tri-plexes to be constructed on even small residential lots across all residential zone districts. Some zone districts, like the new Old Town zone districts, permit much higher density on small lots. Old town and RL receive the greatest brunt of the high density permitted uses in already established neighborhoods.

For instance, in Old Town A (formerly Old Town Low Density), any lot over 9000 square feet can build a 'cottage court'. The lot size requirement per new unit is 1400 feet. This requirement allows for 30 units per acre in low density neighborhoods. These units can be 32 feet tall and 2.5 stories. This same code section applies to Low Density Residential as well (RL.)

Apparently, mixed-use low density, where it might actually make sense to permit higher density, maxes out at 12 units per acre.
