YIMBY Toxic Misinformation Alert!

After less than a year, PFC members are forced to petition once again to formally repeal a new poorly-devised Fort Collins Land Use Code. This October, City Council passed another development-focused Land Use Code that focuses on urbanization of Fort Collins, and is not meaningfully different from the one we successfully petitioned against last year. Now, 52% density (instead of 53%) is the estimated goal of increased housing density, including requiring newly-built dense housing in already established neighborhoods with or without an HOA.

Sadly, we are seeing enormous rancor and outright lies from YIMBYs and their ilk who oppose the democratic petitioning process. One common piece of misinformation suggests we have exaggerated the estimated housing density percentages. The reality is that these are the precise percentages communicated by staff to Council and the public during the Ordinance process. While there was a minimal change between 1st and 2nd reading that might reduce density estimates by 1%-2%, it was so insignificant that staff has not bothered to publish an update to the 52% estimate.

Another lie by high density development proponents is that this 52% would be the ‘maximum impact’ to the city if ALL lots were developed to the maximum extent. The TRUTH is that this is City staff’s estimate of the most LIKELY scenario, NOT a maximum. YIMBYs and their ilk are pushing these lies to hide the unpopular truth.
