See the following image sequence as an existing single-family home in a long-established Denver neighborhood is engulfed by incongruent high-density apartments on both sides following the demolition (and “upzoning”) of once neighboring homes. This is what increasing density looks like on the 4400 block on Tennyson Street in Denver.

Exhibit #3: 510 and 514 Wood St — Our first look at Fort Collins under the NEW Land Development Code

Sadly, this is what we will see under the new Land Development Code. Just today, 514 Wood St in Old Town is being demolished, and the same owner has a demolition permit for its neighboring home at 510 Wood St. These properties were sold in May after being marketed as a ‘scrape and build multi-unit’ opportunity. They were purchased for more than $1 million, and while it isn’t clear what will replace them, it is clear the new construction will NOT be affordable.

Exhibit #2: 830 E Myrtle St — Our first look at Fort Collins under the NEW Land Development Code.

Do NOT let those with powerful and vested, monied interests tell you otherwise. Read the listing description below to see how this is an investor and developer free-for-all in the making.

Our smaller and relatively older housing stock is our most affordable. In a cruel twist, those homes will be targeted for demolition and redevelopment into multi-unit luxury housing. This will NOT help workers and lower-income community members at all. They will be displaced and dispossessed. This is gentrification.

These proposed land use code changes will not accomplish the goals as stated in the guiding principles outlined in the Agenda Item. There is no clear road map as to how implementation of this plan will lead to affordable housing, only that it will drastically affect our current land use codes, and that, without transparent citizen input.
