Sadly, this is what we will see under the new Land Development Code. Just today, 514 Wood St in Old Town is being demolished, and the same owner has a demolition permit for its neighboring home at 510 Wood St. These properties were sold in May after being marketed as a ‘scrape and build multi-unit’ opportunity. They were purchased for more than $1 million, and while it isn’t clear what will replace them, it is clear the new construction will NOT be affordable.

St. Nick is a supporter of preserving Fort Collins for ALL! He opposes selling Fort Collins neighborhoods and communities to the highest-bidding Big Real Estate investors and speculators!

On November 1st, 2022, Council adopted, on second reading, Ordinance 114 and Ordinance 115. These proposed land use code changes will not accomplish the goals as stated in the guiding principles outlined in the Agenda Item. There is no clear road map as to how implementation of this plan will lead to affordable housing, only that it will drastically affect our current land use codes, and that, without transparent citizen input.

The proposed zoning will increase “infill and densities” in already established neighborhoods. Since these neighborhoods do not have vacant land, the way to increase density is by demolition of existing homes and construction of duplexes, triplexes and more.
